英文(数学?)の問題がわかりません

The anticipated income from an investment is $40000 per year for the first 5 years and $30000 per year for the remaining 5 years of life. The desired rate of return on the investment is 12 percent. The salvage value at the end of 10 years is expected to be 20 percent of the first cost. Determine the first cost that will result in the 12 percent return. Ans.:$219,700 考え方と途中式をお願い致します。

初期投資金額を求めなさいという問題ですね。 この投資によって、1年目から5年目に毎年4万ドルの配当があり、6年目から10年目に毎年3万ドルの配当があるということです。そして10年目の終わりにはこの投資対象物を初期投資金額の20%で売却して現金を手にするということですね。投資利益率は12%ということなのでこれが割引率となります。 この問題は初期投資金額(Xとする)が、将来の収益(この場合、配当と売却金額)を割引率で割り戻した「現在価値」と等しくなるようにXを決めなさいということです。 以下の数式のXを計算すれば解答が得られます。 T1=40000 T2=30000 r=0.12 R=1+r X = T1/R + T1/(Rの2乗) + T1/(Rの3乗) + T1/(Rの4乗) + T1/(Rの5乗)+ T2/(Rの6乗) + T2/(Rの7乗) + T2/(Rの8乗) + T2/(Rの9乗)+ T2/(Rの10乗)+ (X×20%)/(Rの10乗) = 40000×3.60477 + 30000×2.04544 + X×0.2×0.32197 = 144,191 + 61,363 + 0.06439X ∴ 0.93561X = 205,554 (解) X = 219,700 *途中の計算は普通の電卓(メモリ機能付き)をうまく利用すればエクセルなどの表計算ソフトを使わなくても出来ます。 以上、参考になれば幸いです。

EXCELでも使わないと計算は大変です。手計算でもできないことはありませんが・・ 最初の5年は年40000ドル投資配当がもらえた、次の5年は年30000ドルもらえた。初期投資は10年後に残存価値が初期投資の20%あった、この投資の配当率が12%の時、初期投資額はいくらだったか。 EXCEL計算では218991でした。IRRという関数とGoal seekという手法を用いて計算します。 Fiancial用の計算機でもできます。 Financeの知識なしには無理かと・・・
