A landlord’s ability to deal with the wide array of new lease issues is highly dependent on the characteristics of the tenant. Not all technology tenants are the same, and for the purposes of lease negotiation, they sometimes can be divided into three somewhat overlapping categories—startup, emerging, and mature—based on business maturity and financial strength. 宜しくお願いいたします。

Explaining the technology, Dr Robert Shin, an assistant professor of neurology and ophthalmology at the University of Maryland School of Medicine, said: “There is a level where the brain can identify things before it ever makes it to the conscious level. Your brain says, ‘it may be something’, but it might not realise that it is something that should rise to the conscious level.” Another defence contractor, Honeywell, has been working on a similar technology known as “augmented cognition” to help intelligence analysts to operate more effectively. Based on the same principle as the binoculars, it has been shown to make analysts work up to seven times faster. It can also detect when they are getting tired. In other tests, soldiers have been kitted out with headsets that detect “brain overload”, allowing commanders to know if they can process new information under the extreme pressures of the battlefield. Until recently such technology was beyond the reach of video games companies. But simplified thought-control systems are now emerging from the likes of Emotiv, and Moore's Law―which dictates that technology improves as prices fall―means that they will become cheaper. Gamers will not be the only ones to benefit. Police forces and other law-enforcement agencies have shown an interest in using thought-reading technology to replace lie-detector tests. Similarly, medical researcher believe that the technology could be used by patients to control the next generation of prosthetic limbs, or to give stroke victims new ways to communicate. Emotiv says it is encouraging such applications by giving third-party programmers access to its software development tools. よろしくお願いします。

yet those dreamy visions of Tuscany are exactly what draw the half – million tourists a year that the city relies on to survive. Lucca is not the only city caught in this struggle. Siena and other Tuscan cities have also banned fast food in their historical centers. Filippo candelise, a Lucca city council member who handles economic development, defended the new regulation as essential for Lucca’s future. “we absolutely reject the ‘ racist’ label, “ he said. “We simply want to preserve our cultural and historical identity .” I deed, visitors from countries that pride themselves on openness do not necessarily bring the same perspective to Lucca. “An American wants to find a typical ‘ osteria , ‘ not a Chinese restaurant , “Mr. Candelise said. Others found it strange that the city would ban fast food, yet allow shops selling underwear and plastic fancy goods. “It’s hard to stay an oasis ,” said Roberto Isola ,the owner of a gourmet food shop . “The ban on ethnic and fast food will not do much good . I think it’s too late . reject →~に受け入れるのを断る economic→経済上の historical→歴史的な

Bean-Scattering Ceremony Originally the term setsubun referred to any of the divi-sions of the solar year, but over time it came to be associated specifically with the eve of the first day of spring. According to the old lunar calendar, the first day of spring and the new year were celebrated at about the same time. Traditional ceremonies for purification and for driving away demons were held to prepare for the new year as well as for the spring planting season. In order to drive away evil forces, people threw roasted beans at the invisible demons outside their homes and then scattered beans inside to attract good luck. This ceremony is still carried out by most families, although it is not considered as seriously as it was in the past. often one child in the family wears a devil mask, and the other children playfully throw beans at him or her as a game, not as an exorcism ceremony. 長文失礼しましたm(_ _)m
