英語の保険の約款を読んでいます。 その中の、「Leasehold Interest」という項の説明がよくわかりません。 「貸主により、または法の運用により賃貸借契約が解除された場合は、 保険金が支払われる」とあり、 物理的損壊の発生後の最初の連続する3ヶ月間の「lease interest」と 賃貸借の失効していない残り期間の「net lease interest」が支払われると書いてあります。 さらに、lease interestとnet lease interestが以下のように定義されているのですが、 この2つの用語の訳と内容が理解できません。 The term “lease interest” means the excess rent paid for the same or similar replacement property over actual rent payable plus cash bonuses or advance rent paid (including maintenance or operating charges) for each month during the unexpired term of the Insured’s lease. excess rentというのは、新しく貸りた物件の家賃が損壊を受けた物件の家賃を超える部分、ということでしょうか？ The term “net lease interest” means that sum which placed at 6% interest rate compounded annually would equal the Lease Interest (less any amounts otherwise payable hereunder). 「年利6%の複利で利息を付けた？」ら、その金額になるとは、どんなことでしょうか？ ご存じの方がいらっしゃいましたらご教示のほど、宜しくお願いします。

ごめんなさい。保険は何の保険なんでしょうか? 保険契約をするうえで何を対象にしているか、くらい背景の説明がないと 理解に困ります。 アパートの賃貸に関して 物件に破損が生じて住めなくなった場合の家主さんの収入保障の件なのでしょうか？？ もう少し詳しくお願いします。

一戸建ての物件を事務所として賃貸しています。 今回の借り主は数ヶ月（まだはっきりしません）のフリーレンタルを希望しています。 相手は解約の際の原状回復を承知していますので、その旨を契約書に入れます。 原状回復の内容は、借りている期間を問わず、変更点や破損の回復、床・壁・天井（汚れの有無に拘わらず）の張り替えとなっています。 もし借り主がフリーレント直後に解約を言い出しても、上記の内容は有効でしょうか？ ネットで調べると、フリーレント終了後に解約された場合、レント期間に当たる家賃を払ってもらうだけが普通のようですので、気になっています。 お答え宜しくお願いします。
